Central Florida Second Home — FAQ

No. Most of our out-of-state buyers do most of the process remotely. We preview properties on your behalf, send you video walkthroughs, coordinate inspections and negotiate in your place. You typically visit once — near closing — or arrange a remote closing.

Seminole, Orange, Lake, Volusia, and Osceola. Lake Mary and Seminole County are our home market and the most commonly requested — close to Orlando International, top-rated schools, and consistently low crime. We'll help you compare areas based on your priorities.

The retainer fee and scope are outlined in a separate agreement and depend on the property and services required. Contact us and we'll walk you through what's included and what the monthly investment looks like for your specific home.

Some properties and communities in Central Florida allow short-term rentals; others have HOA or county restrictions. We check rental eligibility as part of our vetting process on any home we preview for you — this is one of the first questions we ask.

Second homes have different insurance treatment than primary residences.
